It is important to note that the deposit will only be retained if any key individual, including guarantor(s), withdraws from the tenancy, does not pass the Right-to-Rent check, furnishes materially significant false or misleading information, or neglects to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or another mutually agreed-upon deadline in writing). Your reservation is a commitment, ensuring a smooth and timely process for all parties involved.
Deposit For Security (per tenancy, annual rent below £50,000): Equivalent To Five Weeks' Rent

This deposit safeguards against any damages or defaults attributable to the tenant throughout the duration of the tenancy, providing you with a secure and worry-free leasing experience.

Outstanding Rental Payments
Confident Rent Collection Measures:
In the event of unpaid rent, interest at a rate of 3% above the Bank of England Base Rate will be applied from the Rent Due Date until the outstanding amount is settled, reinforcing our commitment to prompt and effective resolution. It’s important to emphasize that this interest will only be incurred if the rent remains more than 14 days in arrears.
Contract Amendment (Tenant's Request): £50 (including VAT) Per Mutually Agreed Variation
Ensuring Comprehensive Coverage:
This fee encompasses the expenses related to receiving the landlord’s instructions, as well as the meticulous preparation and execution of new legal documents, guaranteeing a thorough and efficient process.
Sharer Replacement (Tenant's Request): £50 (including VAT) Per New Tenant Or Any Incurred Reasonable Costs If Higher

This fee encompasses the costs related to receiving landlord instructions, conducting new tenant referencing and Right-to-Rent checks, deposit registration, and the meticulous preparation and execution of new legal documents, ensuring a thorough and seamless process.
Premature Conclusion (Tenant's Request)
Confident Early Termination Policy:
In the event that the tenant desires an early exit from the contract, they will be responsible for covering the landlord’s expenses associated with re-letting the property, along with all outstanding rent due under the tenancy until the commencement of the replacement tenancy. Rest assured, these costs will not exceed the maximum outstanding rent on the existing tenancy.
Replacement Of Lost Key(s) Or Security Device(s)
Tenant Responsibility for Lost Key(s) or Security Device(s):
Tenants are responsible for covering the precise expenses associated with replacing any lost key(s) or security device(s). In the event that the loss necessitates the replacement of locks, the tenant will bear the actual costs incurred, including those for a locksmith, new lock, and replacement keys for the tenant, landlord, or any other individuals requiring keys.
Additionally, if supplementary costs arise, a charge of £15 per hour (including VAT) will be applied for the time spent replacing lost key(s) or other security device(s).
